Description

The Property Manager will be responsible for the overall, day-to-day, management functions of this 100+ unit property. They must oversee staff, work closely with maintenance and report to the corporate office, ensuring the goals of the property are met.

**HUD Section 8 experience required**

 

Essential Duties:

  • Provide excellent customer service to all current and prospective residents.
  • Oversee all administrative work is completed in an organized and timely manner.
  • Provide necessary training to all staff members as needed.
  • Walk the property on a daily basis to ensure property and curb appeal is impeccable.
  • Maintain occupancy of 95% or higher.
  • Collect all rents and enter them into property management system/bank on time.
  • Fully understand company policy on lease terms, move-in/move-outs, evictions, late fees, renewals, etc.
  • Responsible for processing evictions and attending court hearings, if necessary pending approval by owner and manager.
  • Understand and be knowledgeable on the competition in the surrounding market based on rental price, floor plan types, building amenities, and anything else pertinent to the current market conditions.
  • Prepare and submit weekly occupancy reports, traffic reports, and any weekly management reports requested.

 

Compliance Needs:

  • HUD and Tax Credit Experience
  • Understand and comply with all Fair Housing requirements
  • Prepare for Management Occupancy Reviews and REAC Inspections
  • Maintain updated HUD regulations through HUDclips, Federal Register, and other HUD related publications and websites.

 

Job Requirements:

  • High School Diploma or GED
  • 5 years of experience in property management or related field
  • Ability to travel if needed with a flexible schedule
  • Must have basic computer skills including word and excel. Attention to detail.
